Dear Victor, please let Li Ping knows your Metuchen listing because she is renting 2br 2ba condo at Metuchen now and her landlord coming back from Dubai (oil price drop? project cut there?) and she would have to move out. She is renting at 80 Central Av, Metuchen NJ, and your listing seemed to be a great match. Both she and husband working, she needs train stn to work in NYC where they moved over, husband with Ph.D from Columbina Univ working at Middlesex Business Center at South Plainfield nearby ...

Dear Victor, apparently, you are NOT specialized at Park Gate at Edison http://parkgateatedison.blogspot.com/ which has BIG units with many bedrooms and 2 car garage, and some very small with no garage ... that's why if you just pull out computer data, you see the huge range of price.

On the other hand, it is great for wide range of first time home buyers who love Park Gate can alaways find small unit or big units as they see fit, unlike other communities may has only 1br or 2br condos ... or big townhouses only ...

Just look at the newly listing at Park Gate http://www.realtor.com/search/listingdetail.aspx?loc=08820&m… at $489,500 which is the most luxury townhouse at Edison for sale so far. Do you think the listing agent listing it wrong? I doubt...

If you are specialized at Park Gate at Edison, please post your Park Gate listing. If you do not even have listing at Park Gate, then it is hard to believe you are specialize at Park Gate, am I fair?

On the other hand, if you do, I can refer hundreds of my buyer friends to your listing. Apparently, if you can list a nice townhouse at Park Gate at half the price, that means you are great real estate basher!!! and buyers would love you.

Within the last year the most expensive unit to sell in Park Gate was 70 PARK GATE DR, asking price $499,900 and a closed selling price of $480,000 which closed on 05/15/08

The next most expensive price I see was $417,000 for 1 Park Gate Dr. which closed on 03/31/08

Now to the contrast, the cheapest unit sold in Park Gate was sold for $245,000 which was 15 NICOLE Terrace and closed on 03/28/08
