Good Morning, In order to ascertain those answers you would need to contact the management company and obtain the financials for year end, balance sheet and the 2010 operating budget. This will provide you many answers in terms of what their reserve levels are, any special assesments, and the like. If those look ok, a physical inspection of the building would be the logical next step to take, which if you want I can help you with both tasks. Building is well maintained (being that it is an older building). There are 36 units in the building with only 5 actively on the market. The last sale was in 2008, I believe this is the type of home people live in long term. If you love the beach, the views will keep you around for years to come!

You are likley safe to purchase in Embassy Club as there are few foreclosures in Naples in Buildings of this class. When there are defaults they are corrected as the units sell to new paying owners. If you place an offer on a Condo, by Florida Law, you have three days to review all condo documents including financial statements and reject the contract if the association is in trouble. I always advise attorney review of docs as part of a purchase.
