Wow! just told 366 College Dr Edison NJ 088173br 2ba Condo at Mille Pointe near Metuchen Train Stn just.Sold and closed at $221,000 but listed at $219000 !!!

So, you do have units bidding over the asking price huh?

Also, every good realtor would tell you something like "If the unit list price is CORRECT, it will sell". So, since this 366 College Dr Edison NJ 08817 3br 2ba Condo at Mill Pointe already sold, that implies the listing price is CORRECT!

For example, 446 College Dr Edison NJ 08817 listed $178,900 but end up sold and closed at $180,000. Also #245 and #352 also sold closed over the listing price ...

Yes, that's common sense. No one knows the actual sold price till the unit is closed, some times the sold price is full price, and sometimes it could be even sold over the listing price. However, listing price is already good for reference since all other units as you can see listed with realtor.com are all listing price to compare ...

Note AR status does not mean that is the actual selling price, you'll need to follow up on that. The price that shows next to the AR is the asking price at the time the property went under attorney review, even after the status changes to UC does you no good, you'll have to see the price when it changes to "C" status or closed to find the actual closing price which can vary immensely especially in today's real estate market.
