6808 Chateau Court, San Jose 95120 (Almaden Valley)
The house on 6808 Chateau Court in Almaden Valley came on the market on a Thursday and was sold by the following Monday. Do any of the agents specializing in the Almaden Valley area have an opinion on why it sold so fast. There are other similar houses in Almaden Valley that have been sitting in the market for a while. Was it the large lot size that made this property attractive? Appreciate any feedback/response.

I agree with Linda. I just looked at the listing on the MLS. I thought it was a great home at a great price. Which in any market will sale. Someone must have seen that this was a great opportunity and snatched it. Also keep in mind that sometimes the buyer will sell to friends, family, or neighbor's. The seller gets the word out that they are thinking of selling way before it is listed. To answer your other question about "Was it the large lot size that made this property attractive?" My answer would be yes, most families want a large backyard so that their kids can have plenty of room to play, and room for entertainment for their parents. Trisha Motter Wed May 7 2008, 15:48

Only the buyer can truly answer that question. I'm a Realtor that lives and works in that neighborhood, but I can't comment on the condition of the house because it sold so quickly I didn't get a chance to see it. However, knowing the area, it's not surprising that it sold so quickly since this is a very desirable location and it was priced very attractively. What is your opinion? Roland Wed May 7 2008, 12:46

Dear Almaden Valley Observer,
This is a market that has continued to do fairly well in this ever-changing market. 6808 Chateau Ct does have a very large lot, looks like it is nicely updated, and must have "spoken" to the buyer. The lot size is slightly larger than the average in that neighborhood, but not substantially. And since there is not a large inventory of homes over 2200sf with 4+ bedrooms (36 active, 14 pending under $1.7m) this allows good homes to be seen quickly. Good homes continue to sell fast, and the listing agent had it priced to sell quickly, though it wasn't under-priced either. As an agent, I encourage my clients to not wait if they see a home they like. Taking time to "think about it" can lose you the home, since it can have the same instant impact on another buyer. I live & work in Almaden, and have a great deal of insight about this market. Please feel free to ping me if you have anymore questions. PS - have you seen the home on Hamida Ct? While it is not as close to the Country Club, it has a very nice flow, as well as a 3-car garage.
