Your Way Home Arizona program.

I'm going through the Your Way Home Arizona program to buy a lender owned home in the Buckeye area. I want to use a buyer's agent but so far the ones I have talked to know little or nothing about the program, I know more about the program than they do. Why aren't Realtor agents more up to speed on this program since it is part of the national Neighborhood Stabilization Program?

Buckaroo.. The program is widely misunderstood for many reasons. Prior to Sept 10th, the program required that the property be sold 10-15% below appraised value therefore making it a bit useless since no seller would accept to participate. That requirement made it very unattractive. Since then, they have changed the requirement to 1% below appraised value. However, I would agree that more REALTORS need to embrace the program as it is a great way to attract buyers and also help them obtain what I consider free cash. The culprit is mainly to blame on the program itself and lenders' inability to really know how to sell this product. There are few lenders left that understand bond programs, DPA's, etc.. The few are really busy and often times do not need to promote the program. However, I like to throw all the cards on the table and provide options for my clients.

Hi, Don't know. why many realtors are not familiar. They should because it is an amazing program! However it is complicated. You can get a grant of up to 22% if you stay in the home for 15 years. Less if you stay in the home 5 years or 10 years. The program is for REO Bank Owned home. Purpose of the the program to get the foreclosed homes off the market. A fantastic program though. There is a one day class you must take and a signed statement to make sure that a buyer fully understands the program. This is a requirement. If you have to move earlier, the grant will have to be repaid at closing. If you know you are going to stay.

HI Buckaroo,

I am 100% competent with the Your Way Home AZ program. I have attended many training/informational classes, some of them actually being "taught" by the state's representative for the program. I have all the forms, clauses, etc. that are required, as well as all the property condition requirements.
