Wow! Now certainly seems to be the time for get a deal! 1770 Baines sold for $441,5000 in 02 and now 1800 Baines, exactly the same sq ft $329!

the same layout, just sold for $329,272. Is it ever ok to contact owner directly and just make an offer? I live near this neighborhood and heard there are $ problems and other issues plaguing the sellers of 1770 Baines, so if tempted, the owners might sell????? Or is it better to contact a realtor, whose fees would be paid by sellers, to make offer?

You also inquired about 1770 Baines. Loan amount is reasonable - it appears. No notices of default. Nothing that strikes me as a desperate seller.

I've contacted sellers directly on behalf of my clients. It works occasionally.

Things are not as they seem. This is the real skinny on the property you are inquiring about.

Was sold in 2002 for $414k. Loans on it before it foreclosed was $424k and $90k. Chase bought it back (on paper) for $329k in May 2010. Comps have it close to $400k.

It's not on the market yet. They've got to get hold of their REO agent. It can be weeks, sometimes months.

Yes, you are right...that part of Natomas is among the best buys in Sacramento. While I know the values will rise again, it will be a while, so I advise anyone interested in buying right now, plans on staying put for at least a few years...either that, or hang onto it for a rental.

I always recommend you work with an agent...after all, it's no cost to you and a great help in the process with this complicated market.
