Maybe, depending on what you want for that amount.

I suggest contacting an agent that works in Roswell or wherever it may be you are looking in. I'm not talking about the listing agent either I'm talking about an exclusive buyers agent. Cash is king in the right circumstances, but a seller is getting paid at closing regardless if its cash or financing.

If someone wanted to hand my $120,000 cash, YES, I would consider it very seriously!

Now, what do it have to do for that $120,000?

Cash is still considered powerful in today’s market. It is always best to have representation when buying a home. As a REALTOR®, you can always count on us to have your best interest in mind.

If the house is listed for $200,000 then NO. Cash is nice but it is not the motivator many buyers think it is. A seller will get money at closing from the lender and it takes 30 days or so and a seller is willing to wait 30 days to get more than a cash buyer will often offer.

You can always pay cash for a home but please get a realtor to represent you so you do not get misguided or duped!

However, you might want to contact a Realtor and make the offer that way.

Besides, the way you posed the question really invites a higher counter-offer.
