Would you buy buy a condo on the beach with a land lease?

Have to understand the situation thoroughly; if you can't afford a condo on the beach without a land lease...it may be the way to go. Know what you are getting into and it's total costs...remember it's like renting the land....similiar to a co-op where you "rent" the unit...a simple way of saying it....Kathybc 800-448-3411 ext 601. Land lease is a way to provide affordable housing for many.
Of course if one can find an equivalent property, at a similar price that was not land lease, that would be a better value.
Land leases serve a purpose. Folks get in trouble when that purpose is misapplied.
For me, a land lease on the beach with a big water view of the Gulf of Mexico does not present a problem UNTIL I realize that I am going to live to be 130 years old. Each situation will merit a separate evaluation.

For the purpose for which they were designed, land leases are just fine. They are not investment instruments. They are affordable housing instruments.

Why do you ask? Have you located one that you like that is a land lease? Or have you just heard about them? Either way, find a good REALTOR® and get some professional help. Hello Connie, That would depend on the Condo, those with land leases are called co-ops, which is just different type of ownership. Some Co-ops allow the land lease to be purchased, and here again it depends. Co-ops usually cost less than an equivalent condo but the expenses are higher. No, I wouldn't recommend it, you never know what is going to happen with that down the road, plus it's harder to resale. There are so many regular condos in Moorings area, some across the beach also, that are a little more affordable then the once right on the beach.
