Would owning a mobile home disqualify me as a first time buyer when i go to buy a house?

We live out in Commercial Twp and have a Millville mailing address. We have owned a manufactured doublewide for over 14yrs with a conventional mortgage. We have refinanced several times and also have a second mortgage. Its over 2000 sq ft, on a permanent foundation. We have an acre of ground. A mobile home is a motor vehicle in NJ. You register it at the Motor Vehicle Commission, whether its on a permanent foundation or not. And in a mobile home park, you do not own land but rent it.

If you are concerned about the availability of first time home buyer funds or loans, contact your county office to find out if there are any resstrictions on loans or grants for first time home buyers and check with a mortgage company on the loans.

Depending on when you plan to buy a home, everything could be different. We are seeing mortgage options change almost daily, so what is today might not be tomorrow.

In the state of NJ a mobile home is not considered a residence unless it is sitting on a foundation, has it's tires removed and is permantley affixed to the foundation.

It depends on if you have a conventional mortgage. Some area's consider them as real estate and tax them as such while other area's consider them like an auto and tax them as such. Your best bet would be to ask a trusted and local lender in your area as what they classify it as. Good luck
