Would love some tips on where to buy in Fernandina, FL?

Good areas, any advice on Amelia Lakes condos (see a few for sale, why is this?), areas to avoid, better to stay on amelia island or to commute? Looking to spend no more thatn $250k. Should I wait? Thanks !

Amelia Lakes condos were built and used as rentals under the name of Nassau Lakes Apts. These units, as well as most real estate in our area (and the country) are on the market in abundance, due to the economy in my opinion.

Buyer's are in an excellent position for exceptional purchases at this time.

taxes are higher in the city of Fernandina beach and nothing is gained by living in the city. I live close to the YMCA which is great. This is a wonderful place to live

Now is a great time to buy. On Amelia Island prices are coming down a little, for the first time in a while, you can get a nice starter home for under $200,000. Amelia Island is a unique place that the property is worth every penny you pay for it. You can get more for your dollar in Yulee, as many builders are cutting prices of new homes so they may reduce inventory. Amelia Lakes are apartments that were converted to Condos. They have a fitness room and a pool for owners.

Off Island your best bet is Amelia Lakes. If you are interested in on island the Palms is a very affordable condominium complex about a mile from the beach. Units sell for under $200K. It definitely is a buyers market. It is conveniently located near shopping, YMCA, restaurants as well as the beach. Send me an email and I will pass this listing sheets back to you.
