Would like to purchase a property (2nd home) in the Estero /Bonita Spring. Should I get a single family home or a condo? about $250K or so.

Despite what Steve says, think about what you want in a 2nd home. Do you want a community pool? A golf course? Do you want to have someone else doing the outside maintenance? There are some lovely communities in the area, both new and resales. Keep in mind condo is an type of ownership, not necessarily a building style. I would love to help you choose one. Bob....it all depends on what type of lifestyle you are looking for. We have a solution for every type. We even has Single Family homes that are maintenance free like condos....but fees will be relative.

Hi Bob

The answer to your question comes down to price and lifestyle.

If you are looking for maintenance free living many choose a condo or a villa. There are extra fees but the fees cover your monthly expenses such as water, cable, yard work and the insurance on the building.

Single family homes are larger and have a garage. If you need more space this could be the answer.

One thing to consider is the type of community you would like to live in. There are many amenities offered sush as golf, tennis, boating and so on. The more amenities the higher your fees will be.

Some good answers below, I would just add that HOA/Condo Fees may make a difference to your, as well. If you are not accustomed to these, it would be wise to have a conversation with a local REALTOR. If you want to avoid those fees, then it's single family that is not in a gated community. Contact me directly if you'd like to discuss.

So, it appears the best option for me is a single family home in a gated area. what are the best areas in Estero or Bonita which have these? As I said earlier, my price range is $250K (3 bed, 2+baths).

I say NO on the COND!!!

Although I can do condo loan, if you have the ability to buy 2nd home, stay away from condos (i.e. appartments). A single family home will appreciate better, has better financing and you don't hear people snoring on 5 sides of the box you're in.

Qualified borrowers can buy a 2nd home, single family home with only 10% down, NO monthly PMI, (No hit to the rate for No PMI) and closing costs payed for them!

It would depend on the type of lifestyle you'd prefer while you're down here. Condos are typically maintenance free while you're away but some really nice single family communities in Estero offer nearly all the maintenance included in the HOA fees. Single family homes are generally more private but on the other hand also typically more expensive. Hi Bob,

A lot of that depends on what you are comfortable with and what you intend to do with it when you aren't in residence. If you are considering renting it out seasonally some associations have minimum lease restrictions, may not allow pets for tenants or have other restrictions.
