Would it be possible for a single mom with only income from daughters disability and possible child support be able to purchase a home?

No, you would be better getting on a program through section 8 or housing. You will never make it with just your daughters disabillity!

Think outside the box. In todays market in New Jersey there may be some seller financing available. You need an aggressive and smart agent to find these. You also may be able to find an investor willing to do a shared apreciation mortgage.
