I agree with some of the responses here. The northern side of Richardson is a stable, appreciating area, regardless of which side of 75 you are on. However, there are pockets on the west side, specifically near UTD, in Canyon/Prairie Creek, and down Waterview south of Campbell, that have seen appreciation FAR above the average for DFW. Even in these tough economic times. Depending on your price range, and age criteria (many of these homes will be slightly older than homes east of 75), west is best. But east isn't bad, by any means.
The properties in 75082 will always be in demand as a result of the great schools, Breckinridge Park, convience to Geo. Bush and the fact that the homes are newer than those West of 75. As far as investment is concerned if they have been well maintained and have a good location and floorplan they have definitely gone up in the last few years. No one can predict the future but I personally live in 75082 and intend to stay here. One more comment is you need to choose your home in the area you feel most comfortable in. Richardson is a great city and both sides should hold their value and appreciate with the market.

I think it is better to stay on the west side of 75. Probably depends on what price range you want to be in and what your strategy is, but west is probably more likely right now better for appreciation or flip. Perhaps the exception would be if there is anything really close to a DART stop along the tracks. With gas prices going up, walking distance to a station could have big impact in the future.
Investors I work with tend to focus on properties west of 75... primarily because there are subdivisions that statistically have a quick turn...whether it's renting or selling. Although I don't work as a buyers agent for investors... feel free to contact me should you have questions on anything.
The area north of 635, west of 75, east of 35, and south of 121 has been a very active area for years. I am generalizing, just to share a point regarding your question.

It just depends on the area in 75082. Sherrill Park is a great area, the area around Los Rios Country Club is very nice, etc. If you can tell me where you're looking, I can tell you more.
