Woods Edge development

Asked by farris, 11215 Fri Jun 15, 2012

We are looking for a home in the Montgomery Township school district. It seems that there are a disproportionate number of homes for sale in the Woods Edge development, yet the homes I see are very attractive. Is this just an anomaly, or is there a common reason people are selling.

Hi Farris
This is the time of year that people make a move as the houses are at their best with flowers and trees in bloom in the Princeton area. Summer is also the ideal time for families to move, relocate, trade up or down due to the school calendar. The college streets are in Woods Edge and the neighborhood next to it is called Yorkshire Woods - their street are English names from Great Britain. There are currently only 4 homes out 142 homes on the market in Woods Edge and only 2 on the market in Yorkshire Woods out of 176 homes,. All others are pending or under contract. These homes are all in a fabulous location with a Princeton address close to Princeton in one of the best school districts in NJ. I have been selling and marketing homes in both neighborhoods for many years and can show you any homes one the market today. Please feel free to give me a call if you have any other questions or help with your real estate needs,

you will find many developments go thru a cycle where people buy and sell at similar times. (often the case with new construction where many young families buy because of the community features etc, then when kids are going off to school down size) The development you mention has people who are transferring due to work relocation as well as move up and down sizing buyers. Woods edge is also a large development so possible it seems like many are selling now. (In another month or two they may all be gone depending upon seller motivation.)
