Wood frame versus block?

Asked by Thanks In Advance!, Boca Raton, FL Thu Jan 10, 2013

I know in Florida many will say don't buy at all if you can't afford cement block.

But obviously, frame is more affordable. What is your experience with termite problems in the area (thinking of especially the 55 places that have some frame houses that look like decent homes for the price if you don't consider frame a deal breaker).

Do a lot of contracts fall through due to pest inspection results on wood frame homes? Are the inspections 100% reliable or do termite problems sometimes go undetected by an inspection?

Also, do you recommend a termite inspection on block homes too?

In Oak Run, we have both types of construction. Choosing between the two is a matter of personal
preference and should not be affected by a concern about termites.
Termite damage is possible in either one. We rarely see evidence of infestation.
We always recommend a Termite Inspection by a licensed Pest control company
The Vast majority of homes have a Termite Bond or Contract in place for the Buyer to assume . Prevention is the key to never having to deal with a Termite problem.
