Different sites say different things, not sure what is true. Would like to know if their still available. They are in my price range and would love to start home shopping asap. Thanks! Carol

Here are the Facts as to the current status of the following assets.

15 nw 24th ter NOT active previous sold date back in 2005
105 ne 12th ter Terminated 1/16/13 s sale. as is many ss maybe primary borrower didnt get agent needed information
2015 pending
1124 se 30th ter B means back on market 74.900 list price
1209 ne 6th under contract short sale
2490 ne 6th pl under contract short sale
983 hyacinth active at 54.900
If I may suggest you need to get w a Realtor that enters you in listing book. This way you can search the latest just like an agent.

Three out of seven is not bad considering how quickly houses are going under contract.
You might be a good candidate for the Neighborhood Stabilization Program (NSP). This is for lower income people and you must qualify before making offers -- it keeps investors out.
If interested, send me an email or give me call. Most homes in the NSP are renovated and ready to move into.

The best thing for you to do is a pick an agent to work with. As you can see many of us are willing to help you. These properties in this price range sell quickly. If you work one on one with a Realtor we can tell you as soon as anything new comes on the market. The good deals are the first to go. Getting incomplete, inaccurate, misleading and outdated information is quite common among the property search websites. This is exactly why it is best to contact an Agent directly. I can set up access for you to Listingbook, which is, in effect, the public side of my multiple listing service. Or, I can set up access directly into my multiple listing service through a portal. Either of these will get you all of the details available to the public that is entered into the listing, and the information is up to the minute. If you would like access to these, get in touch. Once set up, I leave you to search on your own, but I am always available if you have questions or wish a home tour.

If its going ot be your primary home, you should be able to get a rate between 3-3.5%, anything more than that and you should shop around a little bit assuming that your credit is pretty good. Also, unless you have a bit of time to wait and see, I would still stay away from the short sales that you see unless the bank has already pre-approved them. Hey all thanks!

I do have a pre approval. Right now working on a 2nd one from a different lender to see which one is better for me. I do need a Buyers agent though so that is my next step. Just wanted to see if there were any houses still in a price range i want before i get an agent totally involved. Thanks again!

Sounds like you need an agent to work with. Have you interviewed anyone? Prior to looking for a home it might be a good idea to speak with a loan professional (unless paying cash) then a real estate professional.
