Lending tree is good for those who have climbed the tree of mortgages before.

I would strongly advise using someone in Louisiana who understands and works in our special market.

Email me and I can forward a few people we have worked with who can lead you in the right direction.

Mortgage companies you should look at are Regions Mortgage, (not the bank), Gulf Coast Bank, Iberia Bank for starters.

The number 1 thing to know is your credit score, your cash flow...and figure out what is your net worth.

Your mortgage broker should supply you letter stating qualified purchase home for $xxx,xxx amount.

Contact a realtor provide letter your specifications area of town and etc. Realtor will then forward properties based on lender approval amount your criteria. You review list discuss with realtor who schedules home showing tour.

RULE OF THUMB: Never purchase a home direct from bank / builder / listing agent / seller unless you have your own real estate agent.

GREAT time purchase you receive annual tax benefits.
