Willow Glen Foreclosures?

What's the likelihood that I can get a fairly new 3 bed/2 bath townhome in the Willow Glen area of San Jose for under $400,000? I occasionally see pre-foreclosure listings here on Trulia, however, I'm skeptical that many actually go to MLS. I work in San Jose by the Campbell border but commute all the way down from San Ramon, and will be a single first-time buyer so I don't have a lot to spend, but at the same time, don't want to sacrifice by buying in a "bad" neighborhood if there are deals to be had. What's the best way to stay on top of the REO market in this high-demand neighborhood where there typically aren't many REOs?

Raymond, what would you consider fairly new? There are great properties in Willow Glen, but a great deal of them would probably not fall into your critera of fairly new. Also, there may be some good REO properties listed for far under market value, but have you considered short sales as well? The process of closing a short sale has gotten a great deal more efficient over the last half year. Do not limit yourself to just one type of listing. Also, what do you think or the intersection of Minnesota Avenue and Bird Avenue? There is a great property that will be coming to the market very soon which will be listed by Guadalupe Silva in my office.

Finding a 3 bedroom 2 bathroom townhome in Willow Glen under 400k will prove difficult at best, even in the bank owned part of the market. You mentioned working in San Jose by the Campbell border, why not expand your search criteria to include areas on the outskirts of Willow Glen? See what is available, I'm sure that something can meet your needs just outside of Willow Glen

Currently, there is one that fits 3/2, bank owned, under $400K. There are couple of short sales between $400K and $500K. Newer, look at Villa Cortona Way. There are not many foreclosures in the heart of Willow Glen. Almost all are on the edges of Willow Glen. I work the area and recently wrote about foreclosures in Willow Glen on my blog.

For that price range, and need for 3BR and new, there will be few selections. However, there is a new complex on Old Almaden (South Willow Glen) that are in the $430s - brand new. I think they are called River Walk.

Hello Raymond,

Currently there is no 3/2 town home below $400,000 in Willow Glen on MLS. You can stay on top of the available opportunities by either working with a Realtor or sign up with one of the many web sites who provide this information. Your best bet is to work with a Realtor.

Contact a Trulia agent in your specified zip code if they dont see your post. A real estate agent can place you on an automatic email send properties the moment hits MLS for your review. Prior to submitting an offer you will need to be approved for a lender.
