Will my spouse's collections prior to the start of our marriage (2 yrs ago) be used in DTI ratio?

*Reside in community property state (NV)
*VA loan app
*My score 660 without blemishes
*Spouse score 510 with major collections (all before marriage, none during)

If spouse's credit is reason for a denial, will a post-nuptial agreement suffice separating the home without her name on it? Does this apply in Nevada?

Chase,

A credit report for the non-purchasing spouse is required to determine any joint or individual
debts. Any ACTIVE debt that is not in your name must be considered in your debt-to-income ratio and residual. Collections are not considered active debt.

Also, the Credit history of the non-purchasing spouse should not be the basis for declining the loan and the FICO score for the non-purchasing spouse is not considered either.

Based on the information you have provided, from a spousal credit standpoint you should be fine.
