Hey Brian, I am an agent in your MLS and am very familiar with this situation here in Jacksonville. This home is for buyers as well. An investment only property would be if the tennant were on a yearly lease. It will take about a month for you to close after contracting on the property anyway so the owner will notify the tennant at that time so they can prepare to move. Good luck, Renee Spencer

Maybe when they listed the home there was a longer lease and now it's month to month. What is the
address? I am an agent in Jacksonville and I can find out when the lease expires for you.
