Why is lot of condos in Yorba linda,CA getting listed in the getting listed in the market?

Why is lot of condos in Twilight Canyon, Silver Canyon and Box Canyon in Yorba linda,CA getting listed in the market? Is there any major problem in this area or is it as part of the current economic situation?

I have some issues with the previous answer that I feel I must express.

Some of the most beautiful and expensive homes in YL lie to the immediate north and east of this complex. There is a lot of "neighborhood ambiance" and greenery in the area.

The complex is not even very far "down La Palma" and has excellent 91 Freeway access. And, it is no more hot and windy than the rest of YL and Anaheim Hills. I have lived in central YL near Kellogg and YL Blvd for over 30 years! I can tell you about heat and winds in season. They happen and they are not confined to "down La Palma".

Yes, it is in a fire area but no more so than North/Central YL and probably half of Anaheim Hills. During the big fire last year, when many homes were lost, the evacuation area was anything north of YL Blvd. extending west to at least Imperial Hwy.

Yes, the high school is a bit far away but there are probably few residents who care. A condo tract like this attracts mostly single people and young couples. If High School is an issue, Buyers would probably simply look somewhere else.

I can see nothing wrong with the Jamestown location ... near a park and surrounded by more expensive homes. Kellogg Terrace gets some noise from Imperial HWY but is, again, surrounded by much more expensive homes, is in the Country Club area and VERY close to Esperanza High. Fairmont Hills is in a County Island. I live in one too and most of us like it that way ... enough to twice collect petition signatures and vote down formal annexation to Yorba Linda. Parts of Fairmont Hills have some Freeway noise but homes there have always sold well ... even when the train whistles used to blow!

All of these tracts are among the lowest priced homes in YL although there are other complexes that qualify and were not mentioned. I get the impression that this agent does not like these particular tracts and this is his right.

However, no Real Estate agent has the right to make that choice for the Buyer who may love these areas, and these homes, if given a chance to see them.

Answers before me are all good. Area is in fire area, not close to high schol and get this.. winds.. kicks up and you can't use your yard.
BEst bet is to learn the right areas and stay away from this location. I refuse to take any buyer down La Palma
I will Never take a buyer there. Some areas are so remote you might say this is really south Corona. Hot, windy and no real neighborhood ambience. Sure, I know this is going to be a sore point... but it makes no sense to not say the truth. Other condos in YL, closer in are also bad locations, like off Kellogg or the Jamestown area.

FAirmont condos are not even in Yorba Linda, just have the zip code.

Dear Home Buyer!

This is a lovely, well maintained complex, in a beautiful and secluded area, surrounded by much more expensive homes.

The large number of homes for sale within it is the result of the current economic situation. There are currently 17 active listings ranging in price from $208,000 to $325,000. Fifteen of these listings are Short Sales ... meaning that the amount owed on these homes is more than they can be sold for in the current market. The owners must petition the Bank(s) to discount their note(s) and agree to take a loss on the sale. It can be a long process and usually requires a lot of patience on the part of the buyer. The other two listings are Bank Owned.

Most of these homes were purchased at or near the top of the market. People's lives can change a lot over a few years time and they find they must sell and move on. Sometimes, the only alternative ... other than foreclosure ... is a Short Sale. Since Short Sales can take a very long time for the banks to process, it creates the impression that a lot of homes are for sale. If these Listings were regular sales, they would sell very quickly and be gone! This tract is not approved for FHA financing.

There are several reasons why there are so many homes for sale in this complex:
Rather than any one particlular reason, it may be a combination of these issues:

1. Prices have dropped significantly, so some seller are "walking away: from the house.
2. This created price drops and short sales and foreclosures.
3. Associaton is high.. as high as $341/mo
4. FHA loans are not approved in this complex, which makes it hard for first time buyerbuy in this complex.
5. There are many tenants in this complex. Lot of investors has bought m in this complex.
6. Many buyers perder garages rather than carports.
There may be other reasons too...

Dear Home Buyer,
The condos in that area were originally built as apartments. When the market escalated the owner decided to turn the apartment complex into condos. Most of the homeowners in there bought at the height fo the market in a time where getting into Yorba Linda for that price was unheard of. but when the market fell and the fixed for three year loans came due many people could not reifnance and lost the homes. The complex is beautiful and a very quiet lovely place to live. Beautiful views from many of the units. Very well taken care of complex. Great floor plans too!

FIRST ANSWER

There were many investors that bought several of those condos few years back when they thought it was a goood investment. These investors bought 3-5 or more units at a time. Unfortunately, it didn't turn to be such good investments since the economy started to turn. There is nothing wrong with those areas. In fact, right now is better investment to buy since you can get one half the price the other investors first bought it for. Let me know if you have any other question.
