Why is it important to use a licensed real estate agent?

Because without a license, you're not allowed to act as a real estate agent?

Like Mack stated, it is illegal to be paid for real estate services without a license.
Is that important?
Many investor types buy and flip home and sell the house FSBO. There is no requirement to disclose. There is not requirement to reveal previous findings. No requirement or expectation other than, "Buyer beware."
A home being sold with the assistance of a licensed professional, through a real estate professional looking after the best interests of the buyer establishes a expectation of professional conduct required to maintain licensing. Knowing the 'rules' one can win the game. With out a professional involved, there are no rules. The Plan B is solely reliant on hiring an attorney. That'll save you money!

Other than the information in the excellent answers below you need your own representation. If you are thinking that you can get a better deal by working with the listing agent think again. The listing agent is representing the seller not you. Also it costs you nothing to use your own agent and can even end up saving you money.
