This house is neat , god looking with many upgrades, but why unsold for so long .. anything wrong , if you know about it ??
I suggest you have your Realtor do a detailed analysis of the property. This is too big a decision. You need to have confidence that your not overpaying. If you don't have a Realtor, call me I'll be happy to do it for you, then you can make an informed decision.

but generally when we talk abt comparisons or median prices, do we consider the upgrades as well, may be the houses that sold for $238 p. sq ft., may not have any upgrades..
We are thinking to make an offer, but should we just stick to the avearge prices , or the comps that sold near by , I fear if we pay overprice for this house....
if its priced at 925000, should the max we should go for 850000 ??

The average price/SqFt of $238 applied to this home yields $824,000, substantially less than the asking price.

It's hard to know why. It's priced somewhat reasonalbly, but not too aggressively. The seller's may not be willing to come down in price or there may be something else going on. I would be happy to contact the agent for you if you are interested. I have done business with her before.

This home is not an REO or a short sale; in fact, it has no For Sale sign! As of today, it has been on the market for only 69 days, which is actually below the average days on the market (83 days) for Windemere in San Ramon! If you have interest in this, or any other property, don't let the days on the market keep you from writing an offer. Because of recent high home inventory levels, many spectacular homes do sit on the market a little longer than expected before receiving an offer. If you like it, make an offer!

I have not seen this particular house, but the general rule is if something is unsold for a long time either it's a strange property or location, or it's overpriced. Take your pick
