Dear B,

Another way to look at it is: All of Memphis is in Shelby County, buy not all of Shelby County is in Memphis! Unlike other large Metropolitan areas this large city only has one county. All of the reserve areas of Memphis - will one day charge both county and city taxes - that is a fact of life. It is not a matter of if, it is a matter of when.

Lakeland is the only incorporated (a city of it's own) in Shelby County that only charges County only taxes. This does not mean that there aren't reserve areas that just have not started collected their "city taxes". Thoses are the "reserve areas" such as parts of Cordove - it's an area, not a city, parts of Frayser, Eads, and some of South East Memphis...get the picture? There are also reserve areas of Collierville, Bartlett, Arlington, and Millington that only collect county only taxes for now. Most of Memphis that is smack dab in the center of the city.....you bet your life - they are collecting city taxes. It is nost of the outlaying areas that Memphis has dibs on that have not started yet.

For a more defined answer, you really need to contact a Realtor - explain what your vision is that you are trying to achieve and go from there. It will take a lot of the guess work out for you.

The answer is pretty simple. Everyone who owns propertty in Shelby county pays the county property tax.
If you own property inside the limits of any of the cities or towns within the county, you also pay taxes to that city or town; you pay both. I think I am correct that the only city/town that does not currently have a tax is Lakeland, and who knows how long that will last. If you are looking to avoid one of the taxes I suggest you contact a local realtor who can show you the boundries of the the various cites and towns within the county.

there are several zip codes that have city and county taxes and just county in the same zip. Several examples are 38125, 38141, 38016,38018 ( the last 2 are in Cordova. If you are interested in looking in any of these area, a good agent should be able to find you what you are looking for, if you have an idea where you want to live. FIRST ANSWER

There is no true division of who pays what taxes by zip code. Shelby County has several cities within its' boundaries. Some are in Memphis, some Germantown, some Bartlett etc. all of those areas have annex areas. These areas are not yet in any city boundary and may be taxed only by the county. Thus some people pay county only taxes.
