Asked by Bob Defever, New York, NY Sun Jan 27, 2013

Why have I not received any response after I follow through with my interest on buying one of the properties on Trulia's site? Here I am in a position to buy a house and not one single realtor/agent has responded to my request? The only question I ask is the amount for the taxes and the condo fee.

I would suggest setting an appointment with a realtor and having them go over the current market in the area you are looking to buy. The market has gone up in the last year, and the most current information for any area is going to be gathered by a realtor.

Why? Because you did not pick up the phone and CALL a real estate professional.
Real estate people don't keep their contact information secret.
-
From my personal experience, folks making inquires from Trulia do not buy homes, they disappear or state their need to be a 3/2 beach home on 5 acres for $50,000. This is not the parameters of a real buyer.
-
Take Sean up on this offer and graduate yourself to where the REAL data exists....the Local MLS.

A good agent will always stay in touch with their client before, during and after the completion of the transaction.

Same here, few realtors seem willing to assist unless your waving cash in their face. Wish I could quickly obtain a real estate license.

Mr. Defever,

I am really sorry that you are having such a bad experience with Trulia. I was checking on a few things myself this morning on Trulia and saw your concern.
How can I help? I have been helping agents on Trulia for several years now, both in Maricopa county and Graham County. If it is a primary home, vacation home, 2nd home or investment home, I am here to help. When you also do a request for information, it is always a good practice to give a number in which you can be reached at.

Over the years, I have responded to many clients via Trulia. When buying a home and helping a client there are a number of questions we have to ask in order to give you the best service possible. I find having a contact number speeds up the process for the client and gives them the knowledge they need faster so that they can make their experience a smooth one.

I can't answer for other Realtors but, as for myself, I love what I do and helping others, so I ask, how can I help you?

Here is the many ways in which you can contact me:
kellier@longrealty.com

I look forward to hearing from you soon.

P.S. Have you gotten the information you were looking for yet?

Thank you,

You can find the property taxes for any Real Estate in Maricopa County at this county assessor's site. http://mcassessor.maricopa.gov/assessor/

My suggestion would be to hire a Realtor for all of your transactions and not use multiple Realtors on multiple properties. The listing agent will have the seller's interest first.

Hi Bob,

I'm sorry you feel slighted, sometimes agents respond and their answers go into your SPAM folder, sometimes they see its not for sale any more and ignore the inquiry (bad choice). As many have mentioned, you should find an agent that will work for you to help you, no waiting for a response, they are there to protect your best interests and if you are not happy with them, find another agent. But it all starts with you finding an agent you like.

Hi Bob,

As stated in the other responses, this property is not currently listed for sale. There are numerous properties under contract in the community with list prices ranging from the $40's to $80's. Similar sized units have taxes in the $300-$350/yr range. This vary slightly in size, but should give you a good idea. The HOA fee varies in the listings and ranges from $75-$109. Unfortunately, this means that some agents have not researched the exact number. I haven't verified it with the HOA, but you at least have an idea at this time.

The best way an agent can assist you is to discuss with you what you are looking for and search for properties that meet your needs. If you would like further assistance, please feel free to contact me to discuss this.

Best of luck either way!

Sincerely,

Hi Bob,

I am sorry you are having problems finding a real estate agent to answer your questions about this property. I understanding how frustrating that is.

The short answer is that you didn't ask me for the information.

Unfortunately this listing sold back in October 2010. Here is the information directly from the MLS:

http://www.flexmls.com/link.html?zla88c53ap9,12
This link will no longer be available after 2/26/2013.

It is a very old listing.

In my experience working with buyers that also use Trulia to help with their home search, sometimes there is a glitch on one of the websites that send information to Trulia and they end up sending old listings as new listings.

And to try to make up for all the time you wasted trying to find information about this listing, I am including below a list of all houses for sale in 85042 in case you want to look at alternatives:

I hope this helps.

This home is not actively listed for sale? What are the criteria that you have for your home purchase and I can generate a list of homes for you to consider that are available. In the meantime, here is a list of condos on the same zip that are listed as active in the MLS. I checked your profile on Trulia and it looks like you only have one question posted so the other question must have not gone through.

Bob,

The first step would be to inquire about an available property. The one you asked about sold over two years ago. This house is NOT currently listed for sale.

Bob, I'm not sure what agents you have asked that question of:

to let you know that property closed for $ 30,150 back in 2010? It was a bank owned home.

Based on when this sold taxes were 948 in 2009 and the hoa fee was $ 109 monthly.

If you are serious about aligning yourself with a real estate professional and want to purchase property in the phoenix market I would happy to work with you.

You can reach me directly at 602-799-5239.
