Why doesn't trulia list all houses for sale that are visible at other sites?

I thought it would include all, such as MLS 2900378, Sanibel FL or MLS 2900702? I was hoping to use this site as the main one for property search but its not much use if its missing a whole load of places...

Hi Filbo,

Trulia has to be joined by an agent and his MLS feeds populate the site. If you contact an agent in an area, they can send you all the data on an area as we link to you from the MLS directly.

You can go to http://www.AskZenRealEstate.com and get all the latest statisics and numbers, price trends, supply and demand trends, value metrics and more for Sanibel and every other market in Lee County by reading the Market Update Reports for every zip code in Lee County - condos and single family homes - and it is updated weekly on this site.

You can also sign up for you own MLS account (multi listing service) -Listingbook - at http://www.AskZenRealEstate.com by entering your name and email at the top right hand corner of the web site. Then you will have all the real time, up to date listings at your finger tips.

Great question. No, Trulia is not an all-inclusive resource of property listings. Trulia depends on brokerages and agents to upload their listings to the site. If this was not done for a listing, the property will most likely not appear. As only a small fraction of properties are ever uploaded here, you are seeing a small subset of available property.

Sanibel can be tricky as it is served by both the Sanibel MLS and the Greater Fort Myers and the Beach MLS Boards. The overwhelming majority, but not all of the listings are in the Sanibel MLS. The best bet to search for Sanibel property is to utilize a website with a custom IDX capability or a service like Listingbook.

FIRST ANSWER

Good Morning Mike!
The reason for this is primarily because the data pulled to drive this site is coming from Tallahassee and the data provided is from the gulf coast database aka Ft Myers. On Sanibel we have a separate mls. Also, Realtors have to advertise on Trulia.... This is the way I understand it to be from some time ago.
