Why does the listing info for a property show a lot size of 22 acres and the public record shows a lot size of 10.50 acres? Why the discrepancy?

Data appearing on Trulia is obtained from a 3rd party data aggregator, ListHub. These aggregators take the liberty to spindle, fold, staple, mutilate, suppress, change, and delete data as they choose. Data such as property size, price, status, and those elements most important to determining value can not be corrected or edited by the real estate professionals participating on Trula.

Data appearing on aggregare websites like Zillow and Trulia is for entertainment purposes. If you are serious, you need to use serious data resources. The most comprehensive, reliable, timely, accurate, responsible, accountable and relevant database is your local Multiple Listing Service. Any Realtor(r) in Sparta can provide you FREE access. Give one of them a call...if you are serious.

The difference can be due to a variety of reason.It could be that the listing is a combination of 2 parcels, yet the description is useing only one of the property ID numbers for the tax card. There is no simple answer without knowing more information. Sometimes on large acreage, the land was only sold by the boundary (no survey) but when the county does it's own calculation for tax purposes they do not agree with the deeded acreage, and these 2 numbers can be different.
