Why do you have so many homes on here that are under contract?

It seems like every other house I ask the real estate agent about is under contract. This is wasting a lot of time.

The problem with many sites is that once a home is listed by the listing agent, it may take up to 4-5 days for it to show up on various sites. If you wish to know just as soon as a home is listed, let me know. Instead of waiting to know of a new listing days after it has entered the market, I can notify you within minutes of new listings entering the market. Wichitalistings.com is a better site to look at homes for sale. It is directly linked to the MLS and it will show you homes from every company. You may also call me and I would be happy to do a custom search for you. My number is 316-619-0935

The Wichita market has found it's footing and taken off this past month or so. I have experienced a multiple offer situation twice in the last month. If you want active accurate information that is up to date, you have to call as soon as you see the home on the market. Trulia has some lag time, but sometimes the agent selling the home is tardy in changing the status right away. I have tried to show several homes in the last week only to get the call that it is under contract and had been signed off on that morning. It will often take 24 hours before the status is changed in our local MLS, and if another set of initials on the offer is needed, it might take several days before the status is changed.

Just curious, what is the ratio? Is it 10, 20, ....50%?

The best way is to look at an MLS site! Saves tons of time! Or have a realtor search for you.

You are absolutely right!! it is also frustrating for us as Realtors as we want to be able to take our buyers to the homes they choose - but they are sold!! Turlia is not linked directly to the mls system so Realtors have to go in and close out these homes themselves and sometimes don't remember to do that.

the best way to get real time information that is always uptodate is to go to my Website that is directly linked to the mls. It will show you everything that is still for sale.
