Why do some houses show up on the MLS two or more days after their listing date? Is it something dishonest?

Hi Bryan,

I noticed that you had a follow up question with regards to DOM or days on the market. DOM can reflect the actual days the home has been on the market. However, this number cannot be relied upon 100% of the time. Many times when a contract expires on a listing the listing agent and the seller will sign a new agreement. This new agreement allows the listing agent to input a new listing into the MLS. This new listing will not reflect the past listing DOM number. So you can have a home on the market for actually 365 days, and yet be looking at a new listing that reflects only 7 days on the market. So always ask your agent if the actual days on the market reflects any and all expired listings for the subject property. I hope that answers your questions. Best of luck!

Bryan - Most MLS offices have rules stating how long an agent has to place a listing online. However, even if an agent waits to the 3 day, they should be placing the date the contract was signed as the offical listing date. Vegas even has time frames for either placing photos or stating "no picture". Also, "GOOD" brokers like to review all information before it goes "live" on MLS. As in Vegas, there are fields that if you leave blank or place the wrong info in you get an automatic fine mailed to you. Call your local Realtor Board and ask for the MLS department. They will tell you the time frame.

I was also wondering if the "DOM", which shows on the MLS, refers to the actual days the house has been on market or only the days that it was listed on the MLS?

Hi Bryan,

I can't speak for every agent but I can tell you that when I take a listing I routinely ask my seller's to allow me to keep their home off of the MLS for anywhere from a week to two weeks depending upon how much time I will need to get the marketing package ready and how much time they will need to get the home ready. The California Association Of Realtor's has a form which allows for the MLS exclusion and if theagent and their client have signed this document it allows for this listing debut delay.

The rules say that if you take a listing you have to put it on the MLS within 48 hours unless you have this document in place.

So, as I said, while I can't speak for everyone, I can tell you that from what I have seen, in most cases nothing dishonest is going on.
