Keep in mind that RealtyTrac's information may not always be accurate and oftentimes can be misleading--you could be looking at a lis pendens property--notice of default--or some other fees, some of those properties may not be for sale yet, and some may never be, if the default is satisfied by the owner. If you are interested in foreclosures, work with an agent--he/she will have access to reliable information.

Most of the info they have is worthless.......when it comes to real properties actually for sale you need to use a Realtor and get them to send you the MLS listings.

You pay them because they are a 3rd party servicer. That is how they make $. Why sign up with them? Good question! You can log onto my website at http://www.gulfaccessrealty.com and click on foreclosures. All newly listed properties are there.

Let me know if I can be of any further assistance. I get paid when we close!

Anyone who pays RealtyTrac for poor, outdated, inaccurate information when that same person could get accurate information for free is just asking for trouble.

Tell me, Reminton, why did you pay RealtyTrac a penny? I'm serious. Questions such as yours get posted regularly and I'm honestly baffled as to why people pay them. I know they do--otherwise they wouldn't keep advertising here. So you're not alone. But . . . why?

Hello Reminton,

There really is no need to pay to see foreclosures, when you can obtain the free help from a Realtor.

We all have access to foreclosures, however if you are wanting to see which properties have fallen behind, such as Lis Pesdens...then you would still be better off researching yourself rather than pay Realty Trac.

You can search Lis Pesdens on the lee clerk of courts system for free, do keep in mind that just because a lis pesdens is filed, that does not neccessarily mean the property will be for sale later on.

Many homeowners are working with their lenders to help them stay in their homes, some are even working with attorneys...and if they do decide to give back to the bank...it may come on the market as a short sale first.

There are many different directions that it could take, I think you would be better off just looking at the properties that are truly foreclosures right now, not to bother yourself with knowing about properties that arre in default.

If you need the help from a Realtor, please do consider giving me a call...I am always here and happy to help.

Yours Sincerely,

Debbie Stack

Hi Reminton,

Yes, that's how a lot of the free trial periods work, we all forget to cancel!

Call them and tell them to cancel you right away! Maybe they'll credit your account back.

Cape Coral has a fantastic county clerk's website that will give you all of the upcoming foreclosure auction info and has easy links directly to the property details. You have to be very careful when buying in Cape Coral because there are MANY MANY homes built with Toxic Chinese Drywall. It will cost about $100k to remove all of the drywall and put in new wiring and air conditioning system.

If you need someone to help you in Cape Coral, let me know, I have a great Realtor that I can recommend you to.

All the best,

RealtyTrac is a for-profit company that posts confusing advertisements here on Trulia to try and entice home buyers into signing up for their fee-based service to look at listings. Here is a free resource to view Cape Coral foreclosure listings: http://www.greaterftmyers.com/cape-coral-foreclosures.php

Good luck with your search!
