Although Westhaven is a very nice community, I must advise you to visit it during morning rush hour and again in the evening rush hour. It will take you at least 40 minutes to get to the I65 interstate if you will be working and have to commute. Hwy 96 (the Westhaven main entrance) is quite crowded during both of those times. Do keep that in mind.
There are 79 total Westhavens on the market. 30 are NOT resales, but first time sales. The remaining 49 are resales. Many of the resales are part of the normal ebb and flow of home selling for today's buyer habits. Several of these residents have lived there for 3 to 5 years and are ready to move to the next level of home. That coupled with new stock in different phases can create a bottleneck. Additionally, we've seen a lot of new stock develop around that area which creates more competition for Westhaven.
The good news is you can (1) get a great value now, (2) get a finished product, (3) not worry about builder upgrade nickel and diming you to death and (4) watch the market readjust. You get to reap the benefit of prices from several years ago with tomorrow's appreciation. Hear me clearly, however, this is not a wasteland of sales! There are current SEVEN pending close with a price tag as high as the high $900Ks and in 2009 alone, TWENTY FIVE have closed for as high as $1.3M. Also, you need to realize that none of those were foreclosures or short sales.
My guess would be that there are two major contributing factors. One, relocation buyers moving in and out of the neighborhood. Many of these families don't get to choose when they move, and many of these visitors are attracted to this type of development - which has been more common in other, larger markets for years. Two, space. Westhaven is one of my favorite neighborhoods, but not because of the home size or square footage. Things are tight on space inside. The floor plans take advantage of every last square inch, and the community offerings are second to none in our market. Still, you can outgrow a home here easier than you can in our more tradition neighborhoods. Some other factors I could guess at, but those are my guesses.
Westhaven is for those who want better space (for them), not more. What do you think?
