Why are there so many houses for sale in Lehigh Acres?

because Lehigh Acres is a continuation of a land scam started 40 + years ago. You think there a lot of houses...you should see how many empty, overgrown lots there are... that people have been holding on for years and year (and paying taxes on them) Guess what... the land is worth less now than what they paid for it.

There has been 40% reduction in inventory levels, Lehigh is 110 square miles in size, large area.

Hello,
As of a few minutes ago there were only 476 active listings of single family homes in all 8 geo areas of Lehigh Acres, FL which have been posted to the FL Gulf Coast MLS. Based on previous years of sales this represents a much smaller inventory than we've been use to. Lehigh does represent a very large residential section of Lee County. Many people for various reasons have had to make the sacrifice of letting their homes go back to the bank. We have been quite fortunate however to have buyers and tenants to take care of the occupancy needs and the area is flourishing once again. Lee County is actually experiencing new home sales and an influx of building permits.

There were 3,151 sold in 2011 and 2,339 sold in 2012 and we only have 150 ACTIVE listings which is only 45 days of inventory. We have an inventory shortage here in Lehigh. The home you inquired from at Eagle Pointe Circle is in Gateway in Fort Myers. Inventory is down but values are still great.

Lehigh Acres, FL is one of Lee Counties large residential cities as is Cape Coral, FL. Both areas experienced exponential growth in some of our most productive years in home building for SW Florida back in 2000-2007. With the high influx of buyers our market is sustaining about a 3 - 4 month inventory. My seller's experienced nets between 11 - 41% last year. Because Lehigh Acres had its fair share if short sales like all other communities. The banks take forever to approve them so buyers will often find properties elsewhere, leaving the property with no buyer.

But it still needs to get sold.

There appears to have been more interest in other areas of greater Fort Myers in the past and now Lehigh Acres has a good inventory.

It's not really that much though. Active Cobtingent Short Sales show as Active until the bank approves them, then they go pending.

There aren't that many houses for sale in Lehigh, half the houses you see as available show up on sites like Trulia and Realtor.com as Active and available, when in actuality they are probably short sales that have multiple contracts on them. Under the status of Active Contingent Short Sale, these homes still show up as for sale to the consumer on these sites.
