Why are there so many homes for sale in Rock Hill?

Emerald Green has some really nice houses on the lake and some not so nice houses off the lake that seem to go up for sale a lot. Some of these properties are somewhat neglected and the housing fees and taxes are high for the area. HOA fees are $1100 per year, water is $600/year and taxes run close to $10k. Another reason is that there are not many good jobs in sullivan county and EG is more expensive for the area

This is purely conjecture but the majority of these houses are part of the Emerald Green Home Owner's Association. Take that for what it's worth, but if a lot of people are selling to leave the community, it could be for reasons that potential buyers would not want to move in to.

Its a great POA and one of the cleanest lakes in the area, but it has been popular with snowbirds who are now older and selling to stay in the South. As a planned community with central water and sewer, it is somewhat unique amongst lake areas and more desirable than most.
