If you were looking at any property in the Marlboro school district I do hope someone told you that the school taxes will be going up through the roof once again as they did in 2008. The reason is the bankruptcy of Dynergy. The company owed the school district $14 mil and now they had to close two schools in order to make up some of the difference and that was only $5mil. Where is the rest going to come from? Wild guess is the taxpayers.
That was a case of putting all your eggs in one basket. They were 80% of the tax base. Take for instance New Paltz where there are few local businesses so the residential taxpayers are assumuing most of the taxes.
Of all the places I have seen the lowest rates in the town of Rosendale and Esopus. Pine Bush would be a little higher and if any property has to do with Valley Central Schools they are looking at an 18% increase in taxes.
i know it is crazy to think that your monthly mortgage payments may be cheaper than your montly escow payments but there are properties out there you just need to weed through them.If you are not currently working with a realtor call my office and perhaps we can help you find some relief.

It's incredibly sad. It sets the locals up for failure, foreclosure, and bankruptcy....very very sad. The school board/state board needs too look outside their own greed and pocketbooks, and see how other states make their school systems work. It's a dynamic situation that should be ever evolving!! Bigger is not better. Get creative and make it work. Stop punishing the community for your greed and poor choices based on your greed.
