There is a commercial or residential code in Phila. for all kinds of Real estate. 9's and 10's are the highest density...typically row homes, 1-4 multi-family, etc. That does NOT mean that you may have a rooming house. Here is a link to the zoning code http://tinyurl.com/5gcesm. There are also zoning maps available, etc. When you go to the link you can search what is an allowable use under each category.

Now that you have some REAL info from a Professional Realtor, why don't we have a conversation. I DON'T send my clients to Open Houses on their own, and a sure do a lot more than just open doors.
