Why are so many houses that are zoned as R10A classified as multi-units. Is it legal to rent out spaces to?

multiple people and seperate electric etc if your building is zoned R10A?


Also, i wouldn't mind finding a realtor that does more than tell me what is listed on mls and open the house's door for me. a lot have told me they do more than that, but i've never actually witnessed it.

Hi, 2step,

There is a commercial or residential code in Phila. for all kinds of Real estate. 9's and 10's are the highest density...typically row homes, 1-4 multi-family, etc. That does NOT mean that you may have a rooming house. Here is a link to the zoning code http://tinyurl.com/5gcesm. There are also zoning maps available, etc. When you go to the link you can search what is an allowable use under each category.

Now that you have some REAL info from a Professional Realtor, why don't we have a conversation. I DON'T send my clients to Open Houses on their own, and a sure do a lot more than just open doors. If you want service, experience and professionalism, just call me. I've been doing this very successfully for a very long time.
