Why are so many homes for sale in Stonebriar Country Club Estates? Is there anything negative about the neighborhood?

Homes in this range can stay on the market a bit longer ....as the type of buyer that it requires is fewer than your average $300k home. Lending restrictions also require most buyers in this category to have at least a year's reserves in the bank if over a million. I've found that the homes in the lower ranges in Stonebriar are a little dated. (Don't get me wrong, it's a BEAUTIFUL, gated community, but so many people these days want move-in ready). It's a great location if you want location, location, location! You should also check out what Starwood has to offer (if you haven't already).

Chris,

Stonebriar Country Club Estates is a wonderful subdivision. The amount of homes that are for sale is pretty normal for the subvision. As for you other question about the noise from train, I usually advice my clients to visit the area at different times and see whether the noise bother them. Also talk to the people who live there and see what they have to say.

Stonebrair is a wonderful gated community. HOWEVER with a small number of homes in an area makes it appear as if EVERY home for sale. We are now approaching high move season due to value of these homes typically start go on the market for sale .

It's not unusual ~ Homes in the price range can take a bit longer to sell. There are only NINE homes for sale in this particular neighborhood and seven that sold in the past year ~ this indicates a balanced market. Hi Chris-

I don't see an alarming amount of homes for sale in Stonebriar. This time of year you will see more homes hit the market because company's tend to do their employee transfers in the first quarter of the new year.

I'm showing only 25 homes listed as active and 6 are pending to close.

Since Stonebrair is a very large community this is not an unusual large amount of homes for sale.
