What the SELLER may deem reasonable for their property, may not be the same as what BUYERs will be willing to pay; have you seen this before?
What you are willing to pay for something, is often different from what Sellers want to receive;
have you sen this before.
What a CMA can determine as the Market Value of a property, is often different from what the Seller chooses for a LISTING PRICE.

Prices are based on supply and demand and what consumers are willing to pay in a given market. What a city has or doesn't have certainly plays a part in the overall market and economy of the city, but if prices are lower in the other cities you mentioned it's because there is excess inventory or fewer buyers which causes people to lower their prices.
