I am from out of the area, I live in Myrtle Beach. And am just wondering what the deal is on this? I wouldnt mind buying a lot of land on or by the ocean now and later putting a vacation home on it for rental income. Is this because of the high property tax/insurance or is land like this elsewhere in florida. I think of pensacola as a fairly decent sized city with plenty of jobs? Any more info please?
One more thing I forgot, the economy. Pensacola does NOT have plenty of jobs. Unemployment is around 10%. The economy has never been good here, at least in my lifetime, and I'm 63. There are no significant manufacturing jobs and most jobs are in the service sector. There is cheap real estate, relative to other parts of the country, but there are reasons for that - hurricanes, crime, poverty, unemployment, and extremely poor schools.
You can consider any property here to be "high maintenance" because of the weather, so factor that in generously if you want to be a landlord. If you do buy rental property here I advise you to manage it yourself and to live in the area.
NW Florida is a good place to retire, especially if you are retired military, because of the bases, health care, etc.
Pensacola has had 4 hurricanes in the last 14 years. Before you even consider rental property on the beach check into insurance costs and availability. It's called "due diligence." When you build a structure you will have to insure it to obtain financing (unless you pay cash). Talk to landlords who live in the area and are not trying to sell you something.

As with most real property, it really just depends on the location of the specific property. Vacant land located directly on Pensacola Beach tends to be a lot more expensive than vacant land in Gulf Breeze. Of course, the price also depends on the property's proximity to the water (i.e. waterfront, waterview, etc.).
If you're thinking about purchasing a property for rental income on Pensacola Beach, now is a great time. In fact, I've got clients coming in from Vegas within the next few weeks to purchase a few rental units.
