Why are homes in the North Whisman area in Mountain view so much lower in cost than other MV areas?

I have the answer to this question, but will not post it here. Please either do a web search of the area (look under Whisman/NASA corridor) or give me a call. If you are working with an agent, talk to your agent first. He or she should already have the answers to this question. It is very important that you work with someone who truly understands this section of Mountain View before buying.

The neighborhoods in Mountain View vary from each other quite a lot. Indeed if you look at the price per square foot for a Whisman neighborhood home

you will see that it is noticeably lower than the Grant neighborhood

or the Miramonte neighborhood

These same pages show some other statistics. The average home sold in the Grant neighborhood is about 2200 sq ft. and about 45 years old. The average home sold in the Miramonte neighborhood is about 1700 sq ft and about 55 years old. For the Whisman neighborhood the average size is about 1500 sq ft and about 25 years old.

The Los Altos schools are desired by many buyers. If a home is in their attendance boundary the home price tends to be higher.

The price reflects the desirability of the neighborhood, the homes, the lot size, and the schools.

There are several factors which affect value. In homes the school scores is one major factor. The age and quality of the home built, the location, and proximity to commute, shopping, and any noise factors, from freeways, trains, and airports.

The better way to compare is to select a similar home in the N. Whisman are and one outside of that area, then we could say this home is priced this way because of these features.
