I think for the most part it's about the old theory of supply and demand. Tallahassee has a fairly strict and comprehensive land use plan and subsequently it is comparatively more difficult to do the large subdivisions you see in Orlando, Tampa, and other "sprawling" locations. This has had the effect of restricting the volume of growth and the cost of construction (land costs go up). When it is more difficult for developers to open up new subdivisions, the costs involved see their way to the homebuyer. It's the price we pay here for controlling sprawl. We all want to preserve the beauty of Tallahassee; we just have to find common ground between restricting growth and affordability.
