Whole Foods coming to my neighborhood - what's the impact on prices?

Whole Foods is about to open up a store in my neighborhood in Potrero Hill, SF ... Will that have any impact on property values around the area or not?

Dear Friend,

Whole Foods is up and running. Someone I know calls it "Whole Paycheck:" It certainly is not inexpensive. I do not think it will affect prices in general....it should add to market value as most people will be happy to have a great supermarket nearby. There also is a newer less expensive Safeway in South Beach and another one on Potrero & 16th....Thus I believe the answer to your question is - no to helping raise prices of property.

Wholel Food will definitely help poor quality produce vendors...they are not "cheep" price. But they are high on Qualify, so families with high disposable income will flock to neighborhoods with a Whoel Foods. Overall food prices will increase...but an a negative declining rate inversely proportionaly to the qualitative measurement.

I think NAR has a report showing a positive correlation between the price of organic eggplants and condo sales in large metros.

Competition always helps lower price, but whole foods will definitely increase quality! (and maybe even home prices)

FIRST ANSWER

When was the move announced? Economic theory would suggest that if the move is public knowledge, its impact (probably an increase in property value) is likely already baked into the prices.
