All closing fees are negotiable at the time of the offer. Sellers however usually pay to bring their abstracts up to date, their half of the closing companies fee, preparation of a deed, doc stamps, and commission if listed with a real estate office. Buyers usually pay for their own title opinion, title insurance for themselves and the mortgage company, 1/2 of the closing companies fees, and any other closing costs required for their loan.

Check with your local real estate broker, they will be happy to tell you who traditionally pays for what. It maybe like it is here in Florida, everything is negotiable.

FIRST ANSWER

That can actaully be negotiated at the time of the offer. There is no set rule really. Depending on the deal you are getting on the home or how madly they want to sell there are many ways to set it up.
