I'm looking for pre-forclosed homes in Hidden Valley Lake, CA and want to know who is the best agent to help me find the home?

There are many great REALTORS in Lake County, ca. If you are a first time home buyer or looking for a vacation home and it is in the lower price range you need to have a realtor that works 24/7 for you. It is really important right now because the bank owned properties come on here and there and you need to be made aware of a listing that day to be able to look and write an offer if that is the home for you. I work with many buyers and they all have different wants and needs. I email/text call whatever it takes to get them the property information that they are looking for.

My suggestion is to let the realtor know what works best for you and make sure you touch base with them daily until you get the home you want.

Re: pre-foreclosed homes -- these are typically short-sale homes, which means that the Sellers are attempting to sell them before the house gets foreclosed by the bank. In these cases, the Seller might agree to a lower than normal offer, but it will be subject to final bank approval. The bank must then approve the sale, as they will net less than what is owed on the current loan. This can take quite a while, so be prepared for a long haul. I personally a Tx Realtor but the best advice I can give you is to talk to a few Realtors and find an agent that comfortable as well as connect with. prior to interviewing an agent write a few key questions down to ask. For example if they have dealt with pre forclosed homes. Ask questions that are important to you. An agent who will happily spend a few min on the phone with you to answer and address your concerns is an agent who will put your needs first.
