As indicated by Michael, below, a conduit lender works best for commercial lending as each transaction is unique based on the property attributes and the strength of the borrower(s). For instance, unlike a residential application, no one can tell you ahead of time what loan-to-value is available without first examining the specific property.

For large multifamily deals ($20M+), you should go straight to a conduit lender. You'll get some very attractive rates on surprisingly high leverage.
