Who is responsible for obtaining the survey & the certificate of occupancy when buying/selling a home?

In Putnam county the buyer is responsible to get the suvey if the seller doesn't already have one and the seller is responsible to deliver all CO's in order for the house he is selling. Michmee...hello!

This will vary from area to area.
Here, the buyer pays for a new survey.

Generally, the seller pays for whatever the town required certificate of occupancy is. The C of O varies from town to town, too. Many towns in my area only require smoke detectors, carbon monoxide detectors and fire extinguisher inspections. Sellers are responsbile for the installation of those items, and payment for the inspection. This is for resales..not new construction, where there are more rigid requirements.
