Which side of Brentwood is better for resale/rental, east or west of the railroad?

We're thinking of purchasing an investment property in Brentwood. Our price range is around 250K, and we are looking for a single family house. I heard the east side of the town is much better, even though there are new homes in the west side as well. For both resale and rental, within my budget, where shall I search for the houses? Any recommended communities? Any areas I should avoid?
