Which months have the largest inventory of condos for sale in Boston ? I live in California and I am planning to buy a condo in Boston. Ery

The largest inventory would be April through July. That is not the best time to buy however unless money is not a problem. If you want the best deal the dates would be August 1st thru October 15th or so. This later time period is late enough in the season to get price reductions but not so late that sellers start to take their properties off the market for the holidays.

Inventory in Boston fluctuates based on market cycles but typically the second quarter of the year is the peak. Exceptions include 2005 when the peak was in Q3, and 2004 when the peak was Q4. From 2000 to 20010 there was a large number of new construction condominiums available for sale. Currently there are no new building under construction or in the permitting process, however there are new units available at completed buildings like The W, The Clarendon and Battery Wharf (to name a few).

The Downtown Boston market has held value very well during the recent financial crisis with many neighborhood values increasing between 2006 (the high point of the bubble per Case Shiller) and 2009. Many sellers prefer to list their homes in time for the spring market in Boston, during the last months of 2009, home buyers dove head first into the condominium market, increasing sales by over 20 percent compared to the same time last year. In addition to sales, the median home price also went up slightly. When compared with previous years, the 4 percent increase was the first time homes saw an increase in prices during the fourth quarter since 2006.

Everyone migrates in the spring - kind of gets the chill off. Work with a buyers agent that can do the leg work prior to your arrival. Give me a callif can ne of assistance.

Hi Ery,

I would give you the suggestion of buying in the Spring, as a California transplant myself, the snow can hide uglies on the exterior. Be sure to work with a Realtor that has a very good knowledge of the area you are looking at, if you don't know exactly the area you want to be, take time to shop the different neighborhoods and towns. It really depends a lot on price range; the higher price ranges can be less seasonal.

As Jeff and Peter pointed out, typically the Spring time sees the most condos on the market for sale.

Depending on what price range and area you are looking in, there are upwards of 300+ condos currently on the market in the Back Bay alone!

Spring time usually has the highest amount of inventory than followed by the fall. Spring has the most inventory though it also has many sellers testing the market and not completely serious about selling. Other times of year provide inventory of sellers who truly want to sell.

Ery, the spring market is typically the busiest (April - June). Therefore, more sellers tend to put their proeprties on the market then. If I were purchasing a home, I wouldn't worry about inventory being high enough. There are always new properties coming on the market and new deals around every corner. The biggest thing is decided what neighborhood you would like to live in in Boston. Let me know if you have any other questions on the neighborhoods or anything else. Michael
