I am licensed in both CA & NY and I understand the transaction process in both States. You will find many differences in buying and selling in CA & NYC. You need an experienced agent who will help you through the purchase and sale process. In New York - attorneys are used for the contracts. As you know, in CA the agent prepares the contract as well as handling all negotiations. Here in New York City, if you are planning to live in the apartment, you may well be purchasing a cooperative. Find an agent who is a member of The Real Estate Board of New York (REBNY) that you feel comfortable with who knows the ins-and-outs of the NYC market and can explain the coop purchase to you clearly. You will be preparing a 'board package' with your agent that will have every detail of your financial condition within its pages. Your agent must be very well versed in the board application process.

My husband and I recently interviewed 3 agents for our own apartment, we chose not to represent ourselves. The 1st one was forcing us to list at a price point that was uncomfortable and basically said, "I'm not making much out of this so I want to sell quick". The 2nd didn't even know where her advertisements will go. The 3rd came prepared with comps, a lower fee and showed all the websites & magazines the property will show up. Guess what, we chose the 3rd.
Despite the 3rd being from one of the top 2 companies I mentioned from the Real Deal. They were good at getting the listing but was not all that great with photos & marketing. This became an issue for us.
Anyway, long story short, if your selling, it's about marketing so ask about that. If you're buying, go with someone who understands your needs and someone who doesn't just send you to open houses - yes, I had a buyer who complained that the buyer agent she worked with prior to meeting me only sent her to open houses herself.
I consider myself as a buyers broker. Having been a recent home buyer myself, I understand the process from a buyer's point of view. I was an architect prior to real estate so I know buildings and spaces really well. If you are considering to buy, please feel free to send any questions my way.

Perhaps you could do a little research on you preferred area and find a few sales people who specialise in the neighbourhood. What you ultimately want is someone responsive to your inquiries and calls, and who can understand what it is you are looking for. Like any relationship, you want someone who will take the time to listen to what you saying, and provide honest feedback and advice.
Make a few calls. Send a few emails, and see who gets back to you in a timely fashion. Whether they are from the biggest or the smallest firm in the city, you should get a good feeling from your interactions - and not feel like taking a shower immediately afterwards!

Exactly what type of property? Regardless, any agent and broker will tell you that their associated firm is the best. Your best bet is to find an agent that can assist you in exactly what it is that you're looking for (i.e. Selling an apartment, buying an apartment, selling/buying investment properties/buildings, etc.).
