If you are thinking, as a buyer, about working with an agent that exclusively works with only buyers, that may be a good choice. In reality a qualified who can and will work well with you to achieve your objectives should be your goal.
Its' not about what people say they can do, its' about ehat skil and caring they actual posess and demonstrate in doing it. Finding that person in any profession is the key, and not always an easy task.
If you are knowledgeable in all aspects of real estat transactions, then perhaps you are capable of interviewing and interpreting the potential Realtors skill set as regards real estate particularly.
If not then I would suggest you choose a representative on first your intuition on your abilty to trust and work with the Realtor, and secondly on their experience in Real Estate and business matters.

Read what the agents have to say about who shows what home to who based on who gets paid what.
Decide what kind of PERSON you want to work with and go from there. Find an agent (Doesn't matter if they're NAR or not) that you feel will work to help you attain your goals and represent your interests. Which includes being show all possible properties that fit your criteria.

... cause that's how it should be and can be when actual agents work for the clients and themselves to make everyone's interests work together. That just might be worth 3%.. maybe..

A Realtor, or merely a real estate agent, who is functioning as your buyer's agent... as long as they're not also representing the home that your purchasing...
is also working just for you, and representing your interests. Either would do.
It's only when you get into transactional agency (Florida's version of dual agency), where they are handling the deal for both the seller and buyer, representing NEITHER of you, where it becomes complicated.

A realtor and an Exclusive Buyer's agent are not mutually exclusive.
I am a Realtor and work very hard for my clients. Get a good agent who will put your interests first and you can connect with. It is all about trust.
