I am concern about the appreciation potential for Rivercrest but I like the location (new shopping area, outlet mall, 422), they are some great deal with houses ranging from the $470's to $900,'s. I am also considering Lederach (Heritage homes) but I am concern about the distance and the new mechanical lean issue on new construction plus the waiting period for the house is a year and interest rates are down now?
Rivercrest, if the property abuts the nature preserve. I own in Rivercrest Estates and our prices have held up better than expected during the past several years. My guess is that Rivercrest will appreciate much more than LEDERACH on comparable homes in the $500 k plus arena over the next 10 years.
You can avoid the mechanical lien issue by requiring your builder to post bond to cover any deficiencies. See the bond and check with the bonding company.

Hi Afrolatin. First of all, I congratulate you for putting such great thought into your home purchase. I don't think you can go wrong with either development (I happen to live 5 minutes away from Rivercrest....a truly wonderful community). As noted by my colleagues below, each offers its own unique amentities, features, etc.

I do understand your levels of concern for both the appreciation vs. the long-term time frame for new construction. Living less than 3 minutes from Rivercrest and the new shopping center being built in Collegeville, i can tell you first hand that the Collegeville area is an amazing place to be right now. As far as comparing the 2 communities (since both are golf course communities i am assuming that you have some interest in that country club feel). Rivercrest is a private golf/country club while Lederach is open to the public. Where at Rivercrest you can have that private country club feeling with more amenities. Lederach definitely doesnt have all the amenitiies that Rivercrest does, but the country club feel also comes with a heftier price tag.
That being said there are plenty of resale units also available in Lederach so there wouldn't have to be a waiting period for those units in the neighborhood. So it all depends ultimately what the best "feel" for you is.

I am sure there will be other agents that are intimately familiar with the specific neighborhoods you are asking about - I am not, but I can offer some food for thought.
Right now, you can find some VERY good deals on resales. The great thing about that is that you can take advantage of the great interest rates that available NOW. Who knows how long they will stay historically low. They have jumped about a point in the last week but now are currently at 5.5% for a 30yr conventional fixed rate loan. So who knows exactly what they will do.
On the positive side for new construction, you know that when you go to sell, if it is not terribly to far in the future, that you will have one of the newest homes available, possibly with some of the latest upgrades, which will help tremendously with resale. Buyers will be more likely to choose that over a more date home.
Plus when the market turns around in the near future, a new construction home will probably appreciate at a bit greater of a rate than something older. But there is no telling for sure because the location has much to do with it too.
In the end, whatever agent you choose to represent you - which you absolutely should have someone representing you even and especially with new construction - that agent can do the necessary research to help you understand the market that that specific home exists in, so you can make an educated decision.

Rivercrest is a beautiful development and so close to the New Shopping Mall as well as major arteries. Yet it is tucked away in its own neighborhood and well cared for.
